- Lubricate all moving parts with appropriate lubricant for each component
- Balance test the door and adjust spring tension if needed
- Align and clean safety photo-eyes

- Tighten all hardware and inspect weatherstripping condition

Once a year is the standard recommendation for a door in regular use. High-cycle doors — 6 or more operations per day — benefit from a visit every 6 months.
How long does a tune-up take?
About 45 minutes for a single door. If we find a part that needs replacement, the job may run longer, but we'll walk you through anything we find before starting repair work.
Is a tune-up actually worth the cost?
Yes. A $99–$149 maintenance visit routinely catches worn rollers, fraying cables, and spring tension problems before they become a $400–$600 emergency call — often at the worst possible time.
What does the tune-up not include?
We don't do electrical work beyond the opener itself, and structural issues like a damaged header or framing are outside our scope. If we find something like that, we'll tell you clearly so you can get the right contractor.
